CAMBRIDGE HOUSING AUTHORITY PURCHASING DEPARTMENT   INVITATION TO BID HVAC AND PREVENTATIVE MAINTENANCE SERVICE AND REPAIRS AT VARIOUS LOCATIONS     The Cambridge Housing Authority ("CHA"), as Owner and Managing Agent for its affiliate properties, invites sealed bids from qualified contractors to provide HVAC and preventative maintenance and repair services at various locations in Cambridge, Massachusetts, in accordance with the Contract Documents. The awarded contractor shall establish a preventive maintenance schedule for HVAC equipment and associated systems, improve operational consistency, equipment reliability, enhance visibility into system conditions, recurring failures, and capital planning needs, and provide emergency service work. The awarded contractor will also provide heating, ventilation, and air conditioning (HVAC) maintenance and repair services at CHA-owned and managed properties in Cambridge, Massachusetts, on an as-needed basis and as directed through individual work orders or other written authorization issued by an authorized CHA representative, in accordance with the Contract Documents. The work will include, but not be limited to, maintenance and replacement of parts and equipment related to HVAC and associated piping systems, tests and inspections required by agencies having jurisdiction over the Authority, and emergency maintenance and repair services. Contractors must have operated as a corporation or company for a minimum of five (5) years to be eligible for consideration. Each General Bidder must be certified by the Massachusetts Division of Capital Asset Management and Maintenance (DCAMM) in the category of Heating, Ventilating, and Air Conditioning (HVAC), and must submit with its bid a current DCAMM Certificate of Eligibility and update statement. The contract will be awarded as a three-year, as-needed draw-down contract. The total amount expended under the contract shall not exceed $775,000.00 during the contract term. The Cambridge Housing Authority would like to invite you to participate in the bidding process for this construction project by utilizing our Construction Project Management Software, "Procore".  Procore helps to streamline the bidding process by allowing bid invitees to download relevant bid documents and submit their bids electronically.  In this system, all electronic correspondence is tracked and archived, and bidders are provided with the most up to date information available for the project.  CHA feels this tool will simplify the bidding process for your project team by cutting down on the amount of filing and paperwork that typically accompanies MA public bid management. Cambridge Housing Authority, in its capacity as managing member, acting on behalf of Essex Street Management, Inc., the Owner and Awarding Authority, invites sealed bids for the Selective Renovation at Somerville Village at 114 Temple Street, Somerville, MA 02145.  The project consists of selective interior and exterior renovations to the building based on a Capital Needs Assessment and accessibility review. Questions received after the above deadlines may not be considered by the Awarding Authority.  No interpretations of the meaning of the plans, specifications or other pre-bid documents shall be made to any bidder orally.  Every request for such interpretation must be in writing.  Questions concerning this project must be submitted via Email to [email protected] The Awarding Authority reserves the right to reject any and all bids and to waive any informalities in the bidding process if it is in the public interest to do so.  The Awarding Authority also reserves the right to reject the bids if less than three bids are received. Bids shall remain in effect for 60 days, Saturdays, Sundays and legal holidays excluded after opening.  Successful bidders shall agree to commence work and complete the Work in accordance with the dates set forth in the Bidding Documents and Contract Documents.
